Tulum is growing rapidly and clear water - this my one of them. Side note - to keep the current infrastructure is not much busier, noisier, more happening.

Is Tulum Worth The Hype?Not worth it. Overpriced, lots of crime, unsafe, and not much to do in town. We left to go to Playa Del Carmen this week and have enjoyed it. Neither of us liked Tulum, we regret visiting and would encourage others to rethink their trip here. Visiting Tulum is worth it simply for the experience of seeing and learning about the fascinating, ancient Tulum Ruins in person.
